Barlby New Homes, Ladbroke Grove, London

Designed for the Royal Borough of Kensington and Chelsea, these homes sit together with a new primary school by Penoyre & Prasad, the layout of the three blocks pivoting around an existing community garden marked by a large plane tree. They are arranged to protect an inner courtyard, but will read as a cluster rather than a campus, unified by textured bands of brickwork. A sports hall is integrated, partly submerged below ground, with public use encouraged via a dynamic new route across the site.
