Topping Out this morning at 186 City Road with Native Land with Shorea Capital.

SIRA is a 42,000 sq ft workspace on a prominent corner of City Road, a locally listed building within the Islington Conservation Area.

It is strategically located next to Moorfields Eye Hospital and close to Old Street station in London’s Tech District. Once The Lipton Tea Company headquarters the refurbishment will create much-needed modern and sustainable office space. The historic character of the building will be retained, with 75% of the existing building preserved and upgraded.

The original envelope is fine example of ornamental Victorian architecture and serves as the key precedent and inspiration for the new build elements proposed. The building will have a fully electric M&E design, low carbon CLT slab construction and green/blue roofs targeting a BREEAM Excellent rating.
